I – CONTRACTUAL ARRANGEMENT AND RESERVATION
The rental contract will be preceded by a pre-contract consists of the supply of rental and customer response accompanied by a deposit of 25% of the rental amount. This is paid as a deposit on the total amount of the rental and will in no way be regarded as a deposit payment for the parties to retract. The lease will meanwhile finally formed after proper collection of the deposit and confirmation of the rental offer by the Agency. The confirmation of the offer to lease must occur no later than within 21 days of receipt of the response from the client by sending it the final contract accompanied by a brief description of the leased premises. The balance of the rent must be paid no later than 30 days before the start of the tenancy.
II – PRICE AND DEPOSIT
Prices shown are fixed, they include:
– The rental housing itself fully equipped following inventory Off bed linen, table and toilet.
– Occupancy costs, including water, heating, electricity, gas.
The Tenant shall pay to the keys, a tax based on the number of people and number of days of occupation of furnished the amount fixed by resolution of the City Council.
A deposit is required on arrival and returned within 15 days after departure, less any damage, breakage, missing items, etc … If the fees payable on them exceed the amount of the security deposit, the tenant s ‘agrees to pay the balance.
If belated possession of the dwelling or early departure, no refund can be claimed by the lessee.
Any extension of stay in case of availability of housing, will result in the establishment of a new lease with payment price calculated pro-rata cost of the new week.
III – HOME KEYS
The reception and the keys are to the Agency between L6H and 19h after payment of the balance of the rent, the security deposit and tourist tax.
Initially, the keys is the person responsible for the inventory MUST 10am.
Exceptionally, with the agreement of the Agency, the policyholder can take possession of the leased outside the hours provided places have set before the balance of the rent and the security deposit by check or credit card.
IV – INVENTORY AND INVENTORY
The Agency may not conduct an audit inspection and inventory in the presence of the tenant given the large number of arrivals and departures at the same time. The mapping is done systematically before the tenant’s arrival and departure, before handing over the keys to the next tenant or, in case of recovery within 48 hours.
The customer may request a status report in the presence of a representative of the Agency only appointment made 72 hours prior to departure.
All claims submitted to the Agency more than 3 days after the occupation of the premises shall in no case admissible.
V – OCCUPATION
The tenant will occupy the premises personally and « good father », it may lend the premises to third parties, even for free. No trade or business shall not be exercised in the premises. The Lessee is obliged to respect the rules or condominium. It undertakes to respect the tranquility of the neighborhood occupying the premises in the quiet at all times of the day and night.
The furnished shall in NO EVENT be occupied by a number of people (including children) than specified in the contract that suits the equipment which it is provided. Otherwise, the contract will be terminated immediately without the tenant being entitled to any refund of monies paid, or supplement (per person) may be requested by the Agency.
Interruptions of operation in general services and, in particular, heating, hot and cold water, electricity … as well as at the level of public services: snow removal, water, electricity .., will not justify a reduction in rent if they are not due to an act of will by the lessor.
The Agency accepts no liability for deprivation and decreases enjoyment, not from his actions.
The tenant will be responsible for any damage due to carelessness or negligence. All repairs made necessary by its negligence, lack of maintenance or misuse during the rental will be charged to the tenant. Pets are not allowed unless specifically authorized by the Agency and pay a surcharge.
The Agency reserves the right to visit and the visit to the leased premises during the rental period and in particular, in case of sale of premises (taking appointments in advance).

VI – INSURANCE
The tenant is liable for damage including local entrusted and in case of fire, it is strongly recommended to it to take out insurance to cover tenant liability. The owner also boasts all responsibility in case of theft or burglary in the leased premises.
VII – CANCELLATION
The lessee agrees to take possession of the premises on the date set for the start of the tenancy. In the event that this condition is not met, the lessor is entitled to re-let the premises immediately, under this contract.
All cancellations must be notified ESSENTIAL to the Agency by registered letter with acknowledgment of receipt and will do the following letter:
– Cancellation more than 90 days before arrival: the Agency will restore the customer’s deposit, less administrative fees fixed in 50 Euros
– Cancellation between 90 and 30 days before arrival: the Agency will retain the deposit paid by the customer
– Cancellation between 30 and 15 days before arrival: the Agency will return to the client 50% of rental sum
– Cancellation less than 15 days before arrival: the Agency will retain the balance of the rent
Here it is reminded that in accordance with Article L 114-1 of the Consumer Code: « Except as otherwise provided in the contract, the amounts paid in advance are deposits, which has the effect that each of the contract may go back on its commitment, the consumer losing the deposit, the business returning double. «
